How to sell a property?

Image
Selling a home in the Philippines requires careful consideration of various factors, including the real estate property itself and the necessary legal requirements such as obtaining a real estate tax clearance. To successfully sell your home in the Philippines, it is essential to follow a strategic approach. Firstly, assess the current market conditions and trends to determine the optimal time to sell. Next, consider the unique features and selling points of your real estate property, such as its location, size, amenities, and potential for future growth. Understanding the preferences and needs of potential buyers can help you tailor your marketing and pricing strategies accordingly. Additionally, ensure that you have obtained a real estate tax clearance, which serves as proof that all necessary taxes related to the property have been settled. This clearance is typically obtained from the Bureau of Internal Revenue or the respective local government unit. Seeking professional assistanc...

How much does the transfer of title cost?

Image
Due to the substantial sum required, purchasing property is traditionally seen as one of the major milestones a person can make in life. Considerations by a Geodetic Engineer / Land Surveyor when it comes to pricing survey works

Image
Considerations by a Geodetic Engineer / Land Surveyor when it comes to pricing survey works 1. location - Is it flat, mountainous, near a river, etc? 2. Land Use - agricultural, residential, commercial, industrial 3. Hazards and Safety - Is it NPA infested or is there an informal settler? 4. Titled or untitled 5. Purpose of the survey and types of survey to be done - boundary survey, topo/site detail survey, subdivision etc. If subdivision, number of resultant lots. How many lots will the mother lot be divided into? So those asking how much to take a survey, that's the information that licensed GEs need... Pricing Example: For a residential lot less than 1 hectare... The minimum expected cost of the boundary survey is Php45k plus tax and fees. Provided titled at no disputes.. if use for legal claims... More expensive. Then if to be subdivided into two (2) lots additional Php38k plus taxes. Titling expenses are separate... If titling is included plus Php25K or 20% of the total surve...

He is best known for having  Mount Everest , the highest mountain on Earth, named in his honor. After receiving a military education in Marlow, Everest joined the  East India Company  and arrived in India at the age of 16. He was eventually made an assistant to  William Lambton  on the  Great Trigonometric Survey , and replaced Lambton as superintendent of the survey in 1823. Everest was largely responsible for surveying the  meridian arc  from the southernmost point of India north to  Nepal , a distance of about 2,400 kilometres (1,500 mi), a task which took from 1806 to 1841 to complete. He was made Surveyor General of India in 1830, retiring in 1843 and returning to England. In 1865, the  Royal Geographical Soc...

ABRAHAM LINCOLN Before he was a  Lawyer, Legislator, President or preserving the Union, Abraham Lincoln was a Surveyor.  The statue of Abraham Lincoln as a surveyor in New Salem, Illinois was dedicated October 4, 2003. It depicts Lincoln using surveyor tools like the ones he owned when he lived in this village and worked in the surrounding area. The inscription on the base reads, "A. Lincoln - Deputy Surveyor, Sangamon County, Illinois 1833-1837." The base also reads, "Unsuspecting as he was in this place, young Lincoln's honesty and fairness as a surveyor, and his knowledge of the land and its people, set him on a journey that led to the Presidency of the United States." The Illinois Professional Land Surveyors Association commissioned the statue. Source: https://www.monumentalsurveyors.com/abraham-lincoln
